• Become a homeowner in one of the most beautiful natural sites in Mauritius

Located in the south west of the Indian Ocean, Mauritius benefits from an excellent climate all year round. Many have compared it to Paradise, as this bewitching island provides natural beauty alongside the harmonious melting pot of exotic Indian Ocean culture and the best of the Portuguese, Dutch, French and English colonial influences.

Now visitors to the island can not only benefit from its exquisite charm as holiday makers, but also become a property owner and receive all the attractive residential and fiscal benefits that come with it.

Mauritius is known as one of the most prestigious destinations in the world, with its numerous luxury hotels but it is fast becoming one of the most accessible too.

Visitors are seduced by the spectacular beaches and the inviting crystal-clear water, the magnificent views and landscapes dotted with bright colour. This wonderful array of features is rendered even more enticing by the kindness of the locals and the wide range of leisure activities catering for all tastes and ages.
In a world increasingly plagued by insecurity, you can relax completely in the all-pervading sense of peace and harmony, gently diffused on the tropical breeze.

The villa park, situated on the south-west coast on a picturesque road and only 40 minutes from the airport, lives up to its colonial heritage as a sugar plantation. It is next to the National Park of the Black River Gorge and is home to many fascinating bird and animal species as well as hidden treasures like the 2,000 deer roaming the hillsides, rising to escarpment peaks and a spectacular waterfall flowing down into a lush, fertile forest. It’s no less than your very own nature reserve.

Strategically positioned around the sides of a natural amphitheatre, the villas offer spectacular, uninterrupted views across and beyond the championship standard golf course to the white, sandy beaches below then across the lagoon to the crystal clear water of the Indian Ocean.

The park will include 288 independent, privately-owned villas, in a beautifully landscaped park covering more than 200 hectares of luxuriant tropical vegetation. There is an impeccable golf course and the whole area has been created in the style of a Mauritian plantation.

The purchaser has the choice of more than 22 different styles of villa, from a two-bedroomed, 250m2 villa to a 400m2 one with 3 or 4 bedrooms. The surface area of the various plots range from 700m2 to 2,000m2 and nearly all of them have a panoramic view of the golf course and the sea.
The villas, built to the highest specifications and with excellent fixtures and fittings, will all have an infinity pool, a large veranda, air-conditioned bedrooms, the latest communication technology and a landscaped tropical garden. The offer includes a significant number of options as well as a wide range of possibilities for the interior decoration.

The price of the villas ranges from $1,100,00 to $2,500,000 depending on the type of property, the land and the location, as well as the various options selected.

Mauritius offers a unique range of advantages which makes it the ideal place to become a property owner and thus enjoy an excellent quality of life in a politically and economically stable environment. Mauritius is a cultural melting-pot of traditions and customs, each one fashioned by a rich mix of Indian, Chinese, African and European colonial influences. Mauritians are famous for the genuinely warm welcome they reserve for visitors.

The purchase of a villa by a foreigner, for residential purposes, comes under the Integrated Resort Scheme (IRS) which allows him or her, and their family, to reside on the island for as long as they are owners.

Villas sold under the IRS must be part of an approved IRS development project and be built according to strict international norms with world standard infrastructure as well as fixtures and fittings. The minimum sale price is fixed at $500,000 and the surface area of the plot must not exceed 0.5276 hectares. It is possible to buy the villa during the construction period. The park has created an ownership association, in the form of a trading company, which will manage security and maintenance for the properties as well as the park itself.

While taking breakfast on your veranda, you consider the possibilities the day will offer... a hike maybe, or a drive through the park on an all-terrain scooter followed by lunch at the tennis club then an afternoon at the private Beach Club trying out the various aquatic sports on offer, such as windsurfing, kayaking, deep-sea diving or snorkeling. Maybe even a boat trip beyond the reefs, some sailing or fishing...

Designed to test the most competent players, the Golf au Chateau is also an enjoyable course for less experienced golfers. It offers great variety in terms of the depth of the holes, the width of the fairways, the expanse of the greens, the water obstacles and the bunkers as well as a perfect balance between risk and reward, both of which are essential for all championship golf. There is also a 9-hole course (in threes).

Don’t forget the magnificent views to boot!

The tourist industry is well established in Mauritius. The villas will become part of the rental pool of the Veranda Resorts group as of September / October 2010. This group also manages the two luxury hotels, Heritage Hotel and Spa and Telfair Spa, 5 star+ on the edge of the lagoon. The villas will complete an exceptional range of holiday locations in a unique environment and also make your purchase profitable when you are not in residence.
